These affordable homes form part of the 526 new properties being built on the 47-acre site.
The partnership with Platform ensures that a proportion of the new homes will be accessible to those in need of affordable housing, alongside homes for the private rental sector and properties for sale on the open market.
The development will also include a playground for younger residents.

Kate Ellison, director of growth and innovation at Platform, said: “Working with Vistry on this important development allows us to accelerate much-needed housing in the area and contribute to a well-designed place that will serve the community for generations.”
This project represents the third phase of Derby’s strategic urban extension, which will create a 2,600-home village with facilities including schools, shops, a care home, and electric vehicle charging stations.
Planning permission was granted in May 2025, with construction expected to begin in 2026.
